How to analyse residential, commercial, industrial and land
Match demand evidence, permitted use, operating needs and realistic comparable transactions.

For residential property, study household demand, rental depth, comparable transactions, condition and recurring management cost. For commercial property, test footfall, frontage, tenant mix, parking, business licences and vacancy. For industrial property, verify access, loading, power, floor load, ceiling height, environmental and fire requirements.
For land, begin with title category, express conditions, zoning, access, utilities, terrain and approvals required for the intended use. A low price per square foot does not create value if the proposed use is not viable.
Use NAPIC's transaction, price, rental, stock, incoming supply and overhang information as a starting point, then verify the specific site with the relevant authority and professionals. Listing prices are evidence of seller expectations, not completed market value.
