Formula: (estimated home-loan instalment + existing monthly debt commitments) ÷ selected DSR. Net income means income after statutory deductions. Living costs, dependants, credit history, age, property, valuation and each bank’s internal rules can change the result.

There is no single public DSR pass mark shared by all banks. Maybank, CIMB and Public Bank use income and commitments in their official affordability tools and state that approval remains subject to credit evaluation. BNM requires banks to assess after-deduction income, all obligations and sufficient living buffers. The 40% default is a planning baseline; 50% and 60% are comparison or stress-test scenarios, not promises of approval.

The default 4.50% is RHB’s published indicative rate for a standard RM350,000, 30-year housing loan. CIMB currently publishes 4.80%–5.20% by financing tier. Actual offered rates vary and floating rates can change.

Four decisions before you buy

1. Down payment and what to do if it is not ready

The down payment is the part of the purchase price you pay without the housing loan. A 10% amount is a useful planning baseline, but approval and margin vary. If it is not ready, reduce the target price, extend the saving period, review eligible KWSP Akaun Sejahtera housing withdrawal, or ask a participating bank about SJKP if you meet the current rules. Never borrow informally or alter income documents to force an approval.

2. Where a property price comes from

A seller sets an asking price; the buyer decides an offer. The final transacted price is shaped by comparable sales, valuation, financing, condition, tenure, location and contract terms. If the asking price is high, compare recent similar transactions, obtain a valuation when needed, price repair costs and negotiate the price or terms. A bank valuation can limit financing, but it does not automatically set the sale price.

3. A practical subsale buying SOP

Set a full budget → check financing position → shortlist areas and property types → inspect the property and documents → compare transaction evidence → make a conditional offer → appoint a lawyer and apply for financing → complete due diligence and the sale agreement → fulfil conditions, transfer and hand over. The sequence can vary; let the lawyer, banker, valuer and inspector handle their professional scope.

4. Choose a home that remains affordable

Start with the payment you can still manage after essential expenses, existing debts and an emergency buffer. Then test commute, household plans, land and building condition, flood or access risks, title and restrictions, renovation needs, maintenance, assessment tax, quit rent, insurance and resale or rental demand. A lower price is not better if the ongoing cost or location does not fit your life.

01

Transacted price is the signed, recorded sale amount. Asking price is only what a seller hopes to receive.

02

Median is usually safer than average when a few unusually high or low sales exist.

03

RM per sq ft is meaningful only when the same area basis is used—land, built-up or strata area.

04

A larger sample and a recent, clearly stated period make a comparison more useful, but never replace inspection and valuation.
