06 MM2H

Malaysia My Second Home

Understand the programme, separate the costs, then check which homes you may buy in Ipoh.

Federal MM2H · A property buyer’s starting point

MM2H is a renewable long-term stay programme for eligible foreigners. It does not grant permanent residence or citizenship. Programme approval and permission to acquire a particular property are separate decisions.

Compare the three main categories

Silver, Gold and Platinum have a minimum principal-applicant age of 25. The amounts below are programme thresholds, not the total cost of joining or a promise of approval. Endorsement periods and renewals remain subject to passport validity and approval conditions.

Silver

USD 150,000
Renewable pass term
5 years
Minimum residential purchase
RM 600,000
One-off participation fee
RM 1,000
Official category requirements

Gold

Fixed deposit in Malaysia
USD 500,000
Renewable pass term
15 years
Minimum residential purchase
RM 1,000,000
One-off participation fee
RM 3,000
Official category requirements

Platinum

Fixed deposit in Malaysia
USD 1,000,000
Renewable pass term
20 years
Minimum residential purchase
RM 2,000,000
One-off participation fee
RM 200,000
Official category requirements

A residence must be purchased after MM2H approval. Its price must meet the category threshold and the applicable state acquisition requirements. A Silver threshold of RM600,000 does not by itself make an Ipoh property eligible.

Official category comparison

Keep three budgets separate

The deposit threshold is quoted in USD; the home and fees are budgeted in RM. They are separate commitments, not an all-in package. Confirm the actual deposit account currency with the bank and licensed operator.

Fixed deposit

Arrange the required category fixed deposit with an eligible Malaysian financial institution. Withdrawal of up to 50% is restricted to approved Malaysian property, education, medical or tourism purposes. Confirm the permitted timing and evidence in your approval terms; it is not money you can assume is immediately available.

The home and its transaction costs

Budget for the eligible home, legal work, stamp duty, state consent, valuation or financing where applicable, and ongoing ownership costs. The MM2H purchase threshold is not a quote for these expenses.

Government and service fees

The official overview separately lists processing fees of RM5,000 for the principal and RM2,500 for each dependant. These are additional to the one-off participation fee above. Check pass / visa charges, security bond, medical checks, insurance and the licensed operator’s written fee schedule.

Residence, family and permissions

Age 25–49: plan the annual stay

The general guidelines describe 90 cumulative days in Malaysia each year, accounted for through the principal and/or eligible dependants under the applicable rules. Confirm whose days count for your family.

Age 50 and above: confirm the approved terms

Official pages differ in how they describe the stay requirement for this age group. Ask the licensed operator and MOTAC to confirm the prevailing rule and the conditions in your approval letter.

Dependants and work rights

Eligible family members may be included subject to the programme’s relationship, age and other conditions. Do not assume automatic approval or unrestricted employment / business rights. Check the approved category and any additional permission required.

Before choosing a home in Ipoh

Federal MM2H eligibility does not replace Perak land rules. Verify the particular title, buyer and intended purchase before paying a booking fee or signing a binding agreement.

A practical order of checks

  1. Confirm eligibility with a licensed operator

Use a MOTAC-licensed MM2H company to establish the category, family details, document list and current charges. Check its licence before appointing it.

  2. Prepare the funds and application

Keep the fixed deposit, home budget and fees separate. Submit through the authorised programme process; immigration approval is decided by the responsible authorities.

  3. Read the conditional approval carefully

Confirm deadlines, deposit placement, medical / insurance documents, property purchase and endorsement requirements. Do not rely on a general guide instead of your letter.

  4. Verify the home, then arrange the purchase

Have the property’s eligibility, state consent and contract conditions checked. Coordinate the purchase with the programme’s approved sequence and deadlines.

Questions worth asking before you commit

Does buying a home guarantee MM2H?

No. A property purchase is not immigration approval. Eligibility, documents and the authorities’ decision still apply.

Can I use the fixed deposit as my full house budget?

No. Keep it separate from the home budget. Any permitted partial withdrawal is subject to purpose, timing, evidence and approval conditions.

Can I choose a different MM2H category just because an advertised property fits its minimum price?

Confirm the category’s full eligibility first. The property must also satisfy current state acquisition rules and its own title restrictions.

Who should I contact for the application and for the property?

A MOTAC-licensed MM2H operator handles programme applications. Vivien can discuss Ipoh property selection and viewings. Neither a listing nor an agent’s discussion guarantees immigration or state consent.

Check the current requirements

Rules and individual approval terms can change. Recheck these official pages before applying or committing to a purchase.
