Commercial and industrial property: verify the use before the space
Check approved use, access, utilities, loading and operating requirements before committing.
Describe the actual operation first: customer traffic, staff, vehicles, loading, storage, power, ceiling height, ventilation, noise and operating hours. A large floor area is not useful if the approved use or infrastructure does not fit.
Verify land and building use, licences, fire and safety requirements and whether a material change of use or development needs planning permission. Requirements vary by activity and authority.
For leases, document repair responsibility, fit-out approval, reinstatement, utilities, access and deposit terms. Obtain professional advice before making structural changes or installing heavy equipment.
