Rental deposits and documents: put every term in writing
Confirm deposit, utilities, inventory, repairs, notice and stamping in the tenancy agreement.

Deposit amounts are contractual. Common market descriptions are not a substitute for the signed agreement. Record each payment, its purpose, when it may be deducted and the return process.
Attach an inventory and condition record with dated photos. State responsibility for utilities, minor repairs, structural issues, air-conditioning service, access, pets, subletting and early termination.
Arrange execution and stamping through the proper process. Malaysia's stamp duty self-assessment rollout includes tenancy and lease instruments from 2026, so confirm the current procedure with HASiL or the appointed professional.
