First learn the property types you are comparing
Separate landed, strata, residential, commercial, industrial and land before comparing prices.

Start with legal use and ownership structure, not the marketing name. Landed homes occupy their own parcel; strata owners hold a parcel within a development and share common property. Residential, commercial, industrial and agricultural describe different uses and may involve different financing, utilities, taxes and approvals.
Check the title, land-use category, express conditions, restrictions in interest and whether the unit is under an individual or strata title. A serviced apartment or shop-office should not be assumed to work like a conventional house.
Shortlist only after matching the property type to your purpose, cash flow, maintenance ability and expected holding period. Ask a lawyer about title terms and the bank about financing for the exact property.
