How do I estimate cash left after selling, including loan settlement and RPGT?
Start with the expected sale receipts, then deduct bank redemption, applicable settlement charges, selling/legal costs, tax and other amounts payable. Cash released is different from an RPGT chargeable gain. RPGT depends on the disposer category, holding period and permitted tax adjustments; it is not one percentage of the full selling price for everyone.
What to do next
- Request a dated redemption statement from the bank and check any applicable lock-in or early-settlement clause.
- Ask the lawyer for a sale-cost and timing breakdown, including consent or other outstanding obligations.
- Have the lawyer/tax adviser confirm the RPGT category, relevant dates and tax calculation; compare lower-price or delayed-sale cases.
A planned asking price is not confirmed proceeds. Do not treat all cash expenses or loan repayments as allowable RPGT deductions.
