BNM's maximum 70% LTV measure concerns the third and subsequent outstanding housing financing taken by an individual. It is not simply a count of properties owned. Ask the bank to classify your existing individual and joint facilities before budgeting; the actual approved margin can be lower.
First or second financing is not automatically 90% or 100%. Do not use another person's name or hide a facility to bypass the assessment.
BNM's announcement describes a 70% LTV limit for a borrower's third house financing facility. It does not establish one rule for every third property of any type. Ask the bank to confirm the classification of your proposed commercial or industrial facility. Existing debts still affect affordability and the approved margin.
Neither automatic 70% for every shop nor automatic 90% for commercial property is a safe promise.
No. The tool is a planning estimate. Each bank assesses documented income, existing commitments, credit information and its own criteria. Only the bank can confirm your application, margin, rate and tenure.
Read the source guide ↗Estimate monthly repayments with your assumptions →Source checked online · 2026-09-28Some eligible first-home buyers can apply under specific schemes. For example, BSN MyHome-i SJKP-MADANI covers eligible subsale homes: a property price up to RM300,000, 100% of that price plus specified costs, with total financing capped at RM360,000. This is a product option, not a promise of approval.
More than 100% guarantee coverage is not the same as cash back or automatic 100% financing. Other products have different caps and conditions.
The bank's accepted net price or valuation basis can leave a larger cash gap. For illustration only: at a RM1,000,000 price, an accepted basis of RM900,000 and an assumed 80% property loan produces RM720,000 financing and RM280,000 towards the price from cash, before fees. Ask the bank which basis its offer actually uses.
The 80% is a calculation assumption, not a bank quote; do not inflate the SPA or hide rebates.
Ownership, borrower and guarantor are different roles. Individuals and companies use different products; joint ownership does not automatically mean matching joint financing. For example, Maybank Online PBF-i requires a directors' guarantee for Sdn Bhd. A company loan does not automatically shield its guarantors from personal liability.
A guarantor, company or joint applicant does not guarantee approval or a higher margin.
These are general explanations. An individual property, application or agreement still needs confirmation.
