What are the bank rates now, and how much is the monthly payment?
Checked 17 October 2026: CIMB publishes 4.80%–5.20% by financing-amount tier. HLB's standard RM350,000/30-year indicative rates are 4.50% conventional and 4.35% Islamic. Public Bank HOME Plan's 4.10% is a PDS illustration for RM350,000/35 years. These are different reference types, not personal offers or a cheapest-bank ranking.
What to do next
Request same-day written quotations and PDS from banks for the same amount, tenure and insurance assumptions; compare the effective rate, not SBR alone.
Illustration only: RM450,000 over 35 years is about RM1,992/month at 4.00%, or RM2,271 at 5.00%, excluding fees and insurance; use the site's calculator with your offer.
Ask the banker to confirm rate changes, lock-in/redraw terms, financed costs and the actual repayment schedule.
The example assumes monthly amortisation at an unchanged rate. Floating-rate payments can change; published and promotional rates may differ and must be rechecked.
What interest rate and loan tenure should I use for a shop or factory?
Use a dated bank quotation and its PDS. Individual and business products have different maximum tenures and pricing. Compare the effective rate, benchmark and spread, monthly payment, lock-in, early settlement and unfinanced fees. Floating rates may change repayments; sample PDS rates are not today's personalised offer.
What to do next
Request a current written quotation for the exact borrower and property.
Check cash flow if the rate rises by one and two percentage points.
Compare insurance, prepayment, redraw and early-exit terms.
Approval, rate and tenure depend on assessment; a calculator cannot confirm eligibility.
Ask the bank whether that product accepts a guarantor. A guarantee creates repayment liability under its terms; it does not replace the bank's assessment. A family guarantor and a joint borrower are different roles. For example, Maybank Home 2gether uses a specific parent-child joint-financing structure, not a universal family guarantee.
What to do next
Tell the bank each person's intended role: borrower, guarantor, property owner or security provider.
Have the bank assess the proposed guarantor and explain the amount, duration and release conditions.
Before signing, get an explanation of the guarantee from the bank and independent legal advice where needed.
A guarantor may have to pay if the borrower does not. No agent can promise that adding a family member guarantees approval or later release.
Will my car loan, personal loan or PTPTN reduce the home loan I can obtain?
Existing commitments affect affordability. Banks assess income, debt repayments and living-cost buffers; there is no single DSR percentage that guarantees approval at every bank. PTPTN repayment status can also appear in credit reporting. Clearing an arrear does not itself guarantee a new home loan.
What to do next
List every monthly commitment, including cards, hire purchase, personal loans, PTPTN and any family loan repayments.
Ask the mortgage bank which income and commitment figures it uses, and have it calculate your remaining capacity.
If PTPTN is overdue, discuss repayment or restructuring directly with PTPTN, then let the bank reassess the updated position.
Do not take another loan just to make the deposit look ready. If repayments are already unmanageable, speak to the lender or AKPK before adding a mortgage.
Should I use a credit-card cash advance, TNG CashLoan or a personal loan for the deposit?
These create another debt, not extra savings. The new repayment can reduce mortgage affordability and add fees or interest. TNG CashLoan is a platform for financial institutions' products, not a home-loan guarantee. Do not borrow the deposit before the mortgage bank has assessed the full combined commitments.
What to do next
Ask the mortgage banker to assess the proposed extra debt before applying or drawing it down.
Obtain the actual lender's PDS; compare effective cost, all fees, total repayment and monthly cash flow.
Compare saving longer, a lower-priced property, an eligible scheme or documented family support instead.
Disclose every borrowing even if it is new or not yet visible in a report. An in-app eligibility estimate is not final approval, and flat and effective rates are not directly comparable.
The seller offers to settle my card debt first. Is that a safe way to get a home loan?
Do not treat that promise as mortgage approval. The payment's true purpose, repayment conditions and effect on the real purchase price must be transparent to your lawyer and bank. If it relies on an inflated SPA price or hidden cashback, do not proceed. Settling a card also does not immediately erase its payment history.
What to do next
Ask your own conveyancing lawyer to examine the written arrangement before accepting money or signing a purchase commitment.
Disclose the true price, funds and conditions to the mortgage bank and get its written assessment; do not assume the bank accepts it.
If a genuine settlement is made, obtain confirmation from the card lender and let the mortgage bank reassess the updated record and affordability.
An honest price reduction or documented assistance is not automatically fraud; the specific facts need legal and bank review. Do not falsify a price, hide debt or sign a promised guaranteed-loan deal.
