Can I use LPPSA, and does it remove the need for cash?
LPPSA is a separate public-sector housing-financing route with its own employment, income and property requirements. Working in government does not by itself establish eligibility. The approved amount is subject to the lowest of the property price, JPPH valuation, amount requested and maximum entitlement, so a cash gap may remain.
What to do next
Confirm employment status and current eligibility with your employer's administration and LPPSA.
Use LPPSA's official calculator and submit the required income and property documents; confirm the applicable rate and tenure with LPPSA.
Before committing to a purchase, check estimated eligibility and any cash gap. After receiving a financing offer, ask LPPSA and your lawyer to confirm the approved amount, unfinanced costs and payment deadlines before accepting or signing the financing documents.
Do not assume LPPSA always finances 100%, uses one rate for everyone or settles unrelated personal/card debts. The official assessment and offer control your case.
Should I use a credit-card cash advance, TNG CashLoan or a personal loan for the deposit?
These create another debt, not extra savings. The new repayment can reduce mortgage affordability and add fees or interest. TNG CashLoan is a platform for financial institutions' products, not a home-loan guarantee. Do not borrow the deposit before the mortgage bank has assessed the full combined commitments.
What to do next
Ask the mortgage banker to assess the proposed extra debt before applying or drawing it down.
Obtain the actual lender's PDS; compare effective cost, all fees, total repayment and monthly cash flow.
Compare saving longer, a lower-priced property, an eligible scheme or documented family support instead.
Disclose every borrowing even if it is new or not yet visible in a report. An in-app eligibility estimate is not final approval, and flat and effective rates are not directly comparable.
What if the bank values the shop or factory below the price?
The bank's accepted net price or valuation basis can leave a larger cash gap. For illustration only: at a RM1,000,000 price, an accepted basis of RM900,000 and an assumed 80% property loan produces RM720,000 financing and RM280,000 towards the price from cash, before fees. Ask the bank which basis its offer actually uses.
What to do next
Seek an indicative valuation before an irreversible commitment.
Recalculate the price gap and all uncovered costs.
Discuss price or contract options with your lawyer if cash is insufficient.
The 80% is a calculation assumption, not a bank quote; do not inflate the SPA or hide rebates.
Should I buy personally, jointly or through a company, and will a guarantee be needed?
Ownership, borrower and guarantor are different roles. Individuals and companies use different products; joint ownership does not automatically mean matching joint financing. For example, Maybank Online PBF-i requires a directors' guarantee for Sdn Bhd. A company loan does not automatically shield its guarantors from personal liability.
What to do next
Ask a lawyer and tax adviser to review the ownership arrangement.
Confirm each borrower's eligibility and the proposed security with the bank.
Read guarantee limits and release terms before anyone signs.
A guarantor, company or joint applicant does not guarantee approval or a higher margin.
What income documents and repayment checks do commercial buyers need?
A bank needs verifiable income, debt and property information. Salaried, self-employed and company applicants need different documents. Personal DSR compares debt payments with accepted income; business DSCR considers earnings or cash flow available for debt service against principal and interest over the same period. Definitions and thresholds must come from the selected bank; turnover alone is not repayment capacity.
What to do next
Obtain the selected bank's applicant-specific document checklist.
Prepare genuine tax, bank, financial and existing-debt records securely.
Ask which cash-flow adjustments and stress tests the bank requires.
No universal Malaysian commercial-property DSR or DSCR threshold is verified here; BDC explains the concept, not Malaysian bank policy.
Can I get a 100% home loan, including for a subsale house?
Some eligible first-home buyers can apply under specific schemes. For example, BSN MyHome-i SJKP-MADANI covers eligible subsale homes: a property price up to RM300,000, 100% of that price plus specified costs, with total financing capped at RM360,000. This is a product option, not a promise of approval.
What to do next
Ask a participating bank to check your first-home, owner-occupation, income and credit eligibility.
Give the bank the actual purchase price and property documents; confirm valuation and scheme limits.
Obtain a written offer showing the approved price portion, eligible costs and any cash you must provide.
More than 100% guarantee coverage is not the same as cash back or automatic 100% financing. Other products have different caps and conditions.
