Commercial and industrial premises: deposits follow the written tenancy; financing depends on the borrower, property and bank product. Housing-loan assumptions do not automatically apply.

Record the exact area handed over, keys and access, defects, included equipment, utility readings, relevant documents and agreed access and rent dates. Use signed handover records with dated photos as the baseline for repairs and eventual return. Taking the keys does not itself confirm that renovations, electrical upgrades or business operations are approved.
Do not assume an unlisted machine, loading bay or parking space is included. Resolve missing essentials before treating the handover as complete.
Identify the legal tenant using current SSM and company particulars, and confirm who is authorised to sign. A landlord may request relevant business and financial information; a personal or director guarantee must be separately agreed. MBI's 2026 licensing checklist also includes occupancy documents, location and floor plans, and the latest settled assessment bill. The exact package depends on the entity and activity.
An employee's name or business trading name alone may not identify the contracting company. Do not submit full bank statements, identity documents, passwords or OTPs in this public question form.
A refund depends on the accepted offer, payment terms, conditions and the reason for cancellation; it is not automatically guaranteed. Before payment, set out what happens if licensing, an essential technical check, landlord acceptance or the formal agreement does not proceed. Ask a lawyer to review any conditional offer rather than relying on a verbal promise.
Do not assume 'licence rejected' always means a full refund, or that an unsigned formal tenancy means the accepted offer has no effect. Disputes need the actual documents reviewed.
Check the renewal option, notice dates, rent review, break clause and exit obligations in the actual agreement. Leaving early can create liability beyond the deposit. At exit, agree vacant possession, reinstatement, final bills, itemised deductions and the refund deadline. There is no safe universal promise that every commercial deposit must be returned in 14 days or that forfeiture settles all claims.
Do not stop paying rent or offset deposits unilaterally. A new tenant, business closure or unsuccessful renewal does not automatically release existing obligations.
These are general explanations. An individual property, application or agreement still needs confirmation.
